Commercial Funding Programs
Small Balance Commercial Funding Loans are business purpose loans for commercial properties and residential non owner-occupied properties owned by a business entity. The reason for the name small balance in commercial financing is that these loans are generally lower than $5,000,000. In these programs the best rates and program options depend on the property type. For every option other than 1–4 unit residential investment properties, the best terms are for loans over $500,000. We offer loan options for smaller loan amounts, but the best terms are for larger loans.
Minimum Loan Amount: $100k
Minimum Property Value: $150k
Maximum Loan Amount: $8MM (higher on case-by-case basis)
Rates: Rate is dependent upon credit, property type, LTV, etc.
Minimum Credit Score 650 (can go down to 620 for loan amounts > $500,000)
LTV up to 80% for purchases and up to 75% for refinances depending on property types.
Terms up to 30 year fixed with hybrid arm and interest only options available as well.

Multifamily 5+ Units Residential and Mixed Use
For small balance commercial loans residential multifamily properties and mixed-use properties that are primarily residential apartments offer the best rates and highest loan to value options. The programs show the minimum loans are $250,000 but we can go lower on other programs at higher rates than listed below.
Loan amounts over $1,000,000 can qualify for conventional financing, which offer the lowest rates for experienced real estate investors. In addition to purchase, rate and term refinance, and cash out refinance transactions we offer rehab and value add financing for these properties.
These are great options for investors looking to grow their investment portfolios and to increase property values as well. Rates depend on property type, loan amount, loan to value, credit and experience.
